GENERAL RENTAL CONDITIONS: - Utilities are included in the amount specified below: wi-fi, water, electricity, heating and condominium expenses. - The payment of the rent must be made in advance within the day before the expiry of the month, otherwise the contract will be terminated. - Before entering, or at the same time as taking the keys , you must provide: - proof of identity and tax code; - sign the rental agreement; - pay the deposit of 2 months' rent + registration taxes and stamps; - The registration of the rental contract involves the payment of registration taxes and stamps (equal to 2% of the total rent + 16 euros stamp duty) - The deposit will be returned after the flat has been released in accordance with the terms of the contract, subject to agreement and subject to any damages or extraordinary cleaning. - Check-in and check-out times: Monday to Friday from 9:00 to 18:00. If you wish to check in outside working hours or at weekends, arrangements must be made. - IMPORTANT: it is absolutely forbidden to bring guests into the flat (either in your own room or in the common areas). It is not possible to take up residence in the flat. CONDIZIONE GENERALI DI AFFITTO: - Le utenze sono incluse, nell'importo sotto specificato sono comprese: wi-fi, acqua, luce, riscaldamento e spese condominiali. - Il pagamento del canone va effettuato in maniera anticipata entro il giorno precedente la scadenza della mensilità, pena la risoluzione del contratto. - Prima dell’ingresso, ovvero, contestualmente alla consegna delle chiavi, è necessario: - fornire documento di identità e codice fiscale; - sottoscrivere il contratto di locazione; - versare la cauzione pari a 2 mensilità + le imposte e bolli di registro; - La registrazione del contratto di locazione prevede il versamento delle imposte e bolli di registro (pari al 2% del canone totale + 16 euro di bollo) - La cauzione verrà resa dopo il rilascio dell’appartamento secondo i termini del contratto, previo rispetto degli accordi e salvo eventuali danni o pulizie straordinarie. - Orari di check-in e check-out dal lunedì al venerdì dalle 9:00 alle 18:00. Se desideri effettuare il check-in al di fuori degli orari lavorativi o durante il fine settimana, sarà necessario concordare le modalità. - IMPORTANTE: è assolutamente vietato introdu(hidden)piti nell’appartamento (sia nella propria stanza che nelle parti comuni). Non è possibile richiedere la residenza presso l’appartamento. L’appartamento va tenuto sempre in ordine e pulito, eventuali pulizie straordinarie verranno addebitate agli inquilini.
