Prestigious and spacious apartment of approx. 150 sqm with a private garden and parking space, located on the ground floor in a prime location on the first hills of Bologna, just steps from the Engineering Faculty and the historic center. Tastefully finished and furnished with fine antiques, the property offers every comfort.
Up to 6 guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns.
The apartment has two entrances: the main one leading to the foyer and another one from the private garden, which leads directly into the spacious living room with its striking fireplace (not usable). The entrance leads to the eat-in kitchen and the magnificent dining room, which overlook the terraces surrounding the property. The dining room is undoubtedly dominated by the massive late 1900's wooden table, which can comfortably seat up to 6 people.
The refined fabrics of the curtains and the cream-colored walls, decorated with artwork made by the owner, create an extremely welcoming living area, making this apartment an ideal place to relax or work in peace. The large living room, featuring an elegant inlaid floor made from different types of marble, overlooks a garden that is completely available to guests and is furnished with a swing and a table for four with matching chairs. The antique wooden wardrobe in the living room conceals the 55" Smart TV, which faces two elegant sofas upholstered in fine fabrics.
The kitchen, along with the apartment's two bathrooms, was completely renovated in spring 2025. Guests have access to a comfortable table for 4, a full kitchen, and all the latest amenities, from a stove top to an electric oven, from a dishwasher to a Nespresso coffee machine.
The sleeping area consists of three bedrooms, two of which have split air conditioning, as do the living room and eat-in kitchen. A long corridor leads to the bedrooms and to the two bathrooms, each with a spacious glass shower box. The washing machine is located in one of the bathrooms. Hot water is provided by two boilers, while the property is centrally heated.
All bedrooms feature double beds, with the master bedroom featuring a king-size bed (200 x 200 cm), the second bedroom a standard double bed (160 x 200 cm), and the last bedroom a French double bed (140 x 200 cm). There are large wardrobes, both inside the bedrooms and along the corridor. All rooms have a 32" or 42" Smart TV.
The apartment is perfect for those who want to pamper themselves with every comfort and plenty of space to enjoy both indoors and outdoors. The private parking space in the building's shared courtyard is certainly an added bonus in terms of convenience and security.

The rental price includes the initial and the final cleaning, the rent, Italian taxes (television and garbage) and doesn't cover the condominium expenses (€ 200 per month), WiFi internet (€ 40 per month) and bills (electricity, gas and water). Regarding the bills, a forfait of € 150 will be paid monthly. Only if you exceed this forfait, you would have to pay the difference. No refunds will be due if the total bill is less than the monthly forfait. If your stay includes some days of the subsequent month, the forfait for the bills will be calculated pro rata.

The apartment is located in a prestigious hillside residential area near Porta Saragozza, not far from Bologna city center and convenient for Casalecchio di Reno. We are close to the Faculty of Engineering, the Maggiore Hospital, the Dall'Ara Stadium, and the Unipol Arena.
Just steps from the property is the famous Portico of San Luca: the longest porticoed walkway in the world, which offers a beautiful stroll to the top of the hill where the religious sanctuary of the same name is located. The neighborhood is surrounded by public parks that climb the hills around the city, offering breathtaking views. Numerous local shops, mini markets, banks, and a post office are just steps from home, along Via Saragozza.
The property is easily accessible by car thanks to its proximity to the Bologna ring road, while also allowing for quick access to the historic center.
Public transportation:
Just 300 meters from the apartment, along Via Saragozza, you can take bus D to the historic center (in about 4 minutes), or take bus 33 to the train station (in 25-30 minutes).
Parking:
The apartment is outside the restricted traffic zone (ZTL) and has an assigned uncovered parking space.
Important: guests must pay a tourism tax, which is not included in the price. € 4 to € 7 per person, per night. The fee is only applied to the first 5 nights.
Pets:
