Appartamento di due camere da letto e salotto con un divano letto matrimoniale, due bagni e cucina abitabile. Situato al secondo piano (senza ascensore) di una palazzina signorile nel cuore di un quartiere elegante, con ogni genere di servizi, negozi, supermercati, ristoranti e osterie, a due passi da Piazza Verbano e Villa Ada, raggiungibile in pochi minuti a piedi. L’abitazione dispone di riscaldamento autonomo, un balcone e un terrazzino, e ha finestre su tutti e quattro i lati del suo perimetro, godendo pertanto di un’ottima (hidden) camera da letto matrimoniale (i letti sono disponibili anche in modalità singola) affaccia un campo da tennis in terra rossa, è silenziosa e tranquilla e da accesso su un bagno en suite, con doccia, lavandino, bidet e wc.L’ingresso è ampio e spazioso e immette su un salotto diviso in due parti da una porta scorrevole. Il divano può essere trasformato in un confortevole letto matrimoniale, il tavolo da pranzo può accomodare fino a sei persone. Il salottino Luigi XVI da alla stanza un elegante gusto retrò, wifi e smart TV sono a disposizione degli inquilini. La cucina è arredata con tutte gli elettrodomestici necessari (lavastoviglie, forno, macchina per caffè), mentre la lavatrice è situata in un piccolo spazio adiacente separato da una porta e che può fungere anche da ripostiglio.Un’ulteriore camera, può essere utilizzata come studio, ed è attrezzata con una grande scrivania che alla bisogna può essere anche allungata e allargata. Nella stessa sono disponibili anche due letti singoli, a scomparsa nell’(hidden) secondo bagno, come il primo, dispone di tutti gli elementi, compresa una doccia di agevole accesso e misure comode. Booking Conditions: Bookings accepted from 1 month until to 12 months: In some periods we reserve the right not to accept short-term bookings. Before booking: Keep in mind that in order to book one of our apartments there are requirements and necessary documentation that we list below, if you do not have these requirements and do not have the required documentation do not proceed with the booking request to avoid it not being taken into consideration and consequently not accepted. After booking confirmation: In order to proceed with the next steps and complete the booking, we need to ask you to provide some information and documents that you will have to send in the next 7 days from today, it is mandatory to d(hidden)re all arriving people, The information to be sent for all incoming tenants, including minors if present. IMPORTANT INFORMATION: The documents requested must indicate the real and valid reasons for staying in Italy (study, work or other valid reasons; residents in the same municipality of destination for transitory reasons are not accepted. For reservations with arrival within the next 7 days or in the 24/48 hours following the booking confirmation, customers must immediately send all the required documentation and proceed with the missed payments (Security Deposit, Utilities, administrative costs) otherwise the structure will proceed with the immediate cancellation of the reservation and will withhold the payment of the first month's rent paid to the portal without any refund. For future arrivals with an arrival date later than 7 days after the booking date, please send all the required documentation at least within 7 days following the booking, otherwise the property will proceed with the immediate cancellation of the booking and will withhold the payment of the first monthly rent paid to the portal without any refund. Requested documents: 1-Passport, identity card for European citizens, residence permits are not accepted as identity documents, they must always be accompanied by a passport or ID card. 2- Tourist visa in possession, can be delivered too upon arrival together with an entry stamp to the country. 3- Legal address of residence in the country of origin. 4- Tax Italian Code ( codice fiscale) we don't accept just the number, it should be a document or card. 5- Registration accepted by the school, employment contracts, business trips, courses, internships, treatments, medical visits or hospitalizations, other things to be evaluated. *For guests without a Tax Italian Code, don't worry, you can ask it after arrival to the Italian Revenue Agency and send it to us immediately, the tax code is mandatory for contract registration, if 30 days after arrival you have not sent the tax Italian code, there will be a penalty of 50 euros for each week of delay after that. *Documents other than those indicated above will not be taken into consideration and the reservation will be automatically cancelled. To know: It is not possible to send lease contracts if all due fees have not been paid beforehand. To access the apartment it is necessary to have first paid all due fees such as: utilities, administrative costs and security deposit, signed the contract and attached administrative documents acceptance of all terms and conditions of the service. We recommend making the remaining payments as soon as possible after booking confirmation or at least 10 days before the arrival date, in this way we can proceed with the signing of the contract, in this way on the day of arrival we only have to deliver the apartment to you. *The apartment is also available for companies, for companies contracts there is a 30% price increase. *Cleaning services: The apartment will be delivered completely clean, without damage and functioning, at the time of check out it must be delivered exactly the same, otherwise sums starting from 250 euro will be retained from the security deposit. (Extra intermediate cleanings are availables on request, cost to be budgeted. CHECK-IN PROCEDURE: The delivery of the keys will take place directly at the apartment, previously organized with our employees, the delivery will take place only between 15:00 and 19:00 from Monday to Saturday, it will be the tenant's responsibility to contact the agency as soon as possible to establish the time, customer services hours from Monday to Friday from 10:00 to 19:00, Saturday and Sunday we are not operational. For check-in requests outside our opening hours, a written request must be made in advance, it will be evaluated based on availability, there will be an extra cost of 50 euros. *Check-in and check-out are not accepted regardless of Sundays , national or local public holidays, so, if you book on one of these days, know that de check in in will be postponed to the first working available date. PAYMENTS TO BE MADE BEFORE ARRIVAL ARE: -Security deposit: 1 month for stays from 1 to 2 months and 2 months for stays from 2 months to 12 months, the property reserves the right to increase the security deposit if it deems it appropriate based on the occupancy and profile of the tenant. The security deposit is required as a guarantee of the property and can never be considered as payment of the monthly rent or for any other type of payment, it must be paid in full no later than the day of check-in together with administrative management costs and flat rate required for utilities / condominiums. - Administrative management cost 250 euros - Utilities and condominium flat rate: 300 euro flat rate * For the winter period from 15 October to 15 April in addition to the costs of utilities and condominium will be an extra cost of heating that varies according to the type of property starting from 50 euros. * For stays which do not start on the 1st of the month or which do not end on the 30th of the month, the balance will be proportional. CHECK IN / OUT: - Check-in from 15:00 to 19:00 and check out until 11am from Monday to Saturday. - Check-in / out at the apartment outside office hours there will be an extra cost of € 50, upon request and acceptance by the structure. Check in and check out on Sundays or holidays are not accepted. THE PRICE INCLUDES: - VAT - Assistance service THE RENT PRICE DO NOT INCLUDES: - Administrative management costs - Bed and Bathroom Linen - In case of renewal of the Stay, the costs will be borne by the customer . In some cases and for the landlord's needs, it may be decided to apply the 'ordinary regime' registration method, which would entail an additional registration cost, the amount will always be divided between the landlord and tenant and not always in equal parts, it may vary according to various factors that will be taken into account during the contractual phase. * In case of contract renewal for guesthouse contracts (COMPANY), registration costs are not included. Type of payment: 1- Bank transfer: Below are the bank details, please send proof of payment for confirmation 2- Credit card, we will provide you with a payment link, if you decide to pay this way, bank commission will be added to the total amount. In the reason for payment it is mandatory to indicate: -Name and surname. -Address of the apartment and city. * Payments without this information cannot be managed due to lack of data and considered as non-payment, bank transfers or separate payments are not accepted for each tenant, payments must be made in its entirety from a single current account or a single credit card. CANCELLATION AND WITHDRAWAL POLICY: -For reservations canceled more than 60 days before check-in, the tenant will receive the full first month's rent in advance. -For reservations canceled between 31 and 60 days prior to check-in, the property receives 50% of the first month's advance rent from the tenant. -For reservations canceled less than 30 days prior to check-in, the property receives 100% of the first month's advance rent from the tenant. -For reservations canceled on the same day of the check-in date up to 48 hours after check-in, the property receives 100% of the first month's advance rent from the tenant and any refund of the security deposit will be at the owner's discretion. *Once the lease period has begun, it is possible to withdraw from the lease with 90 days notice without incurring penalties; otherwise, the entire security deposit will be withheld. If the lease is terminated before the natural expiry date as per booking, even with regular notice, the customer must compensate the property, where present, for the commissions paid to the website on the entire rent. Upon check-out, if no damage is found to the apartment and all costs due have been paid, the security deposit will be returned after check out once the latest invoices for actual consumption have been received to proceed with the adjustments.
