The Apartment Details Layout: 3 private bedrooms (each with its own key), 1 shared bathrooms, and a fully organized communal kitchen. Max Occupancy: 3 guests (one person per room). Location: The apartment is a basement unit (seminterrato) with windows facing the shared courtyard, so there is no foot traffic, making it very quiet and peaceful. Shared Spaces & Appliances The space comes fully equipped with modern conveniences, including an induction cooktop, oven, microwave, fridge, washer-dryer, hairdryer, TV. Cleaning: To keep things running smoothly, common areas are professionally cleaned every two weeks. Connectivity: High-speed Wi-Fi access. Prime Central Location The apartment is located 550 meters from the Sapienza University student administration office. Supermarket: A large supermarket is conveniently located at about 400 meters walking distance. Rental conditions: 1. Please note: - The bills are exact and are 170 euros per month (includes electricity, gas, water, internet). - A one-off €100 is charged for contract management fees (in addition to half the cost of contract registration). - Bed sheets, duvets, pillowcases, and towels (two sets of sheets and pillowcases, one duvet, one bath towel, two face towels, and two bidet cloths) can be rented for an additional optional charge of €70. - Check-in is from 14 to 18:30 on weekdays. An additional €50 is charged for check-in after hours, a €100 for check-in on Saturday and Sunday, and €200 for check-in on national Italian holidays. 2. Please note that the deposit must be settled prior to check-in, either through a direct bank transfer to the IBAN you will receive to ensure it is received by the check-in date or by cash payment upon arrival. Failure to fulfill this requirement will result in the withholding of room keys until the deposit is cleared. ♦️For Visa Applicants Requiring Pre-Arrival Contract Registration: The Italian government mandates a €100 registration tax for this service. This non-refundable fee must be paid by the tenant upon registration.
