There are rooms available to rent in this beautiful 9-bedroom house with a live-in landlord on Hamerstraat, in the European Quarter. This 500 m² property offers 2 fully equipped kitchens and a large shared garden. Each of the bedrooms has a private bathroom, and there is central heating installed throughout. Located in the European Quarter area, this property is just outside of the city centre, but the Arts-Loi Metro station is just around the corner. There is a number of museums and theatres nearby, as well as Brussels Park. This property has great access to local public transport, as well as nearby shops and restaurants. In a large 1862 “maison bourgeoise” nine rooms are for rent. The house was totally renovated in 2018. Whilst preserving all the old details and charm, we put in new plumbing, new electricity, new kitchens, new bathrooms, had all the walls plastered and painted, the old parquet floors and moulded ceilings were restored. All windows were replaced by double glass in the old frames and new double glass velux windows were put in on the top floors. The nine rooms, including their bathroom, vary from 32 to 52 square meters each. The location is on a residential street, around the corner from the Arts/Loi metro station. All rooms are for single use, non-smoking. All rooms are fully furnished and equipped. All rooms have a private bathroom. The souterrain contains a large fully equipped common kitchen and a small kitchen to use privately. In the laundry room you find the washer, dryer and ironing equipment. On the ground floor, you have access to an enclosed, quiet city garden of 250 square meters! Prices vary with room sizer plus a monthly charge of EUR 175 for all included extras; furniture, bedding, towels, functioning television (tv channels or Netflix) in each room, high-speed internet, gas, water, electricity, insurance, regular cleaning, availability of washer and dryer. It allows you to use the house without any worries. Below, a quick description of each room ++Room 0++ (36m2, ground floor, street side) This room is 24 square meters with two large windows to the street, at a ‘raised’ level, so passers-by do not look in. Ceilings are 4,6 meters high. The room has a double bed, big cabinet, desk and a comfort chair. The TV is linked to the full Proximus package. Use of private bathroom of 12 square meters. The bathroom is just outside the room with a large window facing the garden side. It contains a sink, a toilet and a bath with shower inside. It has dressing space with a cabinet for clothes. ++Room 1++ (52m2, ground floor, garden side) This main room is 30 square meters with 4,6 meters high ceilings in classic style. The room has a double bed, a desk and a comfortable chair by the television, which is linked to the full Proximus package. The main room connects to a second room of 14 square meters with large windows to the garden. That room has a kitchenette (fridge and sink only), a big table and a chest of drawers. It connects to the dressing and bathroom; of together 8 square meters. The bathroom contains a sink, a toilet and a shower. It has a window to the garden. ++Room 2++ (44m2, first floor, street side, balcony) This room is 36 square meters with three large windows to the street (south), one of which is a double door to a small French balcony. Ceilings are 4,3 meters high. The room has a double bed, big cabinet, desk and a comfort couch. The TV can only be used through Netflix. Use of bathroom of 8 square meters. The bathroom is outside the room. It contains a sink, a toilet and a bath with shower inside. It has a large window to the garden. ++Room 3++ (34m2, first floor, garden side) This room is 30 square meters with one very large window to the garden (north). Ceilings are 4,3 meters high. The room is next to a large terrace. The room has a double bed, big cabinet, desk and a comfort chair. The TV can only be used through Netflix. Use of bathroom of 4 square meters. The bathroom is outside the room. It contains a sink, a toilet and a shower. It has a small window to the side. ++Room 4++ (36m2, second floor, street side) This room has a 2 square meter entrance with access to a large room of 25 square meters. The room has two large windows to the street (south). The room has a double bed, big cabinet, desk and a comfort chair. The TV can only be used through Netflix. The entrance hall provides private access to the bathroom of 9 square meters. It contains a sink, a toilet and a bath with shower inside. It has a large window to the street. ++Room 5++ (42m2, second floor, garden side) This room is 30 square meters with one very large window to the garden (north). The room has a double bed, big cabinet, desk, a seat and a comfort couch. The TV can only be used through Netflix. It has a large window to the garden. ++Room 6++ (33m2, third floor, street side) This room is 26 square meters with two velux windows on the street side (south). The room has a double bed, big cabinet, desk and a comfort chair. The TV is linked to the full Proximus package. Use of bathroom of 7 square meters. The bathroom is directly outside the room. It contains a sink, a toilet and a shower. It has a velux window facing south. ++Room 7++ (33m2, third floor, garden side) This room is 30 square meters with two very large velux windows facing north. The room has a double bed, big cabinet, desk and a comfort chair. The TV is linked to the full Proximus package. Use of bathroom of 3 square meters. The bathroom is directly outside the room. It contains a sink, a toilet and a shower. ++Room 8++ (32m2, fourth floor, attic) The top floor is under the eaves of the house. On the third floor, it has a “private” entrance with a staircase going up to the fourth floor. The floor space is about 40 square meters, but “walking space” about 28 square meters. The room has four very large velux windows facing north and south. The room has a double bed, big cabinet, desk and a comfort chair. The TV is linked to the full Proximus package. This room has a private bathroom inside the room. The bathroom floor space is about 8 square meters, but “walking space” is about half. It contains a sink, a toilet and a shower. The bathroom has a standard velux window facing south.
