Set in a former 19th-century carpentry workshop that has been fully renovated, this loft combines historic charm with modern comfort. Located on a quiet street in the 17th arrondissement, it offers a pleasant and truly Parisian setting. This duplex stands out for its generous volumes and spacious living area, where the lounge and dining space flow together in a bright and welcoming atmosphere. This industrial duplex loft style apartment is located close to the Batignolles and Montmartre neighborhoods. The apartment features four bedrooms and two bathrooms, along with a fully equipped kitchen (refrigerator, dishwasher, kettle). It is 130 square meters with four separate bedrooms. The loft with minimalistic chic is located on the ground and first floor of a former carpentry, remodeled into three large apartment units. The large living room and one of the bedrooms are streetside, the other bedrooms are courtside. One bedroom with double bed is located on the ground floor, together with one of the shower bathrooms and separate toilet. All other rooms are located upstairs. The second bedroom has one double bed, 160. The third bedroom has one double on a mezzanine. The fourth bedroom has two simple mattresses on the mezzanine. There is also a full bathroom with full shower and bathtub on the first floor, as well as a separate toilet. The kitchen is open to the large living room with couch and non-working fireplace, office desk and chair. It comes with an island, features a gas stove and a traditional oven, as well as a microwave oven, a water heater, a toaster and an expresso coffee maker. The dining room table is extandable and can seat up to nine people on two banquets and chairs. There are lots of closets for storage inside the apartment, as well as a downstairs storage area with washing machine. There is a tv in the uni and wireless Internet service is available. In the summertime ventilators can be provided for the whole apartment. Important information The loft is located in a small family-owned building, shared with two other residents. To ensure and respectful environment: parties and events are not permitted the apartment is strictly non-smoking. This is a very pleasant authentic Parisian neighborhood to live in, with lots of local families. There are many restaurant and bar options in the immediate and wider area, for singles and for families, a sought-after location between local charm and iconic Paris landmarks A Franprix supermarket is literally right next door. Bakeries and specialty stores are down the street. Just steps away, enjoy the lively Batignolles / Épinettes neighborhood, known for its shops, cafés, and restaurants. The Parc Martin Luther King is less than a 10-minute walk away. Paris’s major landmarks are easily accessible: Montmartre within a 15-minute walk Sacré-Cœur and Arc de Triomphe around 3 km away Opéra Garnier at 3.4 km It is bordered to the southeast by Place de Clichy. A meeting place and crossroads, this square is very busy day and night. A large cinema, the Pathé Wepler, and numerous brasseries await you there; it's a very lively area. Take Rue des Dames and wander through the narrow streets to reach Square de Batignolles, a haven of greenery. This area is a pleasant residential neighborhood. The eastern part of the 17th arrondissement is more working-class than the western part, towards Wagram, where the neighborhood becomes more prestigious, with its Haussmannian facades blending in harmoniously. Walking down Boulevard Malesherbes, you'll find Parc Monceau, where you can admire its verdant landscapes; the painter Monet used to paint here. There's also the Cernuschi Museum, dedicated to Asian art. Further west is Place des Ternes, with its many shops. And finally, to the southwest, you'll find the Palais des Congrès (Convention Center) and Porte Maillot. It's a quiet and ideal area to stay in, located in northwest Paris, with limited metro access but plenty of bus routes. Convenient access via metro lines 13 and 14 (Guy Moquet /Pont Cardinet). Paris Orly Airport is approximately 20 km away. The Brochant and Guy Môquet metro stations, as well as the bus, are less than a 5-minute walk away, making it easy to reach all of Paris's major attractions, such as the Eiffel Tower, Parc Monceau, Montmartre and the Sacré-Cœur Basilica, or even the Opéra Garnier and the Louvre Museum in 15 minutes.
