IMPORTANT NOTES: We provide a regular temporary contract (CONTRATTO AFFITTO TRANSITORIO) as per Italian Law, so therefore you can enjoy all the benefits and rights of staying in a house on a regular basis. To obtain a regular temporary rental contract in Italy, it is mandatory to apply for a valid Italian Tax id Code in order to sign the rental agreement. If you need help with your tax id code, we suggest if you are a student to contact your university; if you are company employee to contact your company office or, go to the website of the Italian Ministry of Economy and Finance, tax id code section (Agenzia delle Entrate sezione codice fiscale) .You can also apply for one by contacting your local Consulate, no later than two-week prior check-in. If you can't get one on time a charge will be applied. So within two weeks of your arrival you will aso have to provide us a copy of the passport, the details of the residential address and the tax id code of the person holding the contract and who will sign the contract itself. According to Italian law, we must register rental contracts that provide for a stay period of 30 nights or more. The rental contract will be signed on the day of your arrival in the apartment, where you have viewed the house, paid the security deposit and handed over the house keys. We inform you that security deposit which will be equal to the cost of one month's rent and which will be returned to you within 14 working days from your check out and of course after checking the apartment with the guest. Gas and electricity are included in the monthly price up to €80/month. On the day of your arrival, electricity and gas number will be taken with you. We confirm that you will make normal use of the utilities as if they were your responsibility and it is very difficult to exceed this threshold. If upon departure you have exceeded your monthly consumption, the excess consumption will be charged by being deducted from your security deposit at the market cost of utilities on the day of check out . The tenant must respect the rules for separate waste collection, which we will explain during check-in, and is required to respect the rules of silence by avoiding noise and shouting between 9.00 pm and 8.00 am. Internet wi-fi, starting cleaning, water, building expenses, contract registration costs, one set per guest of towels and linen are included in the rental price. Also additional cleaning services are available upon request with an extra fee. We would like to inform you that for stays longer than 3 months, a cleaning every 2 months by one of our in-house cleaners will be mandatory, at a cost of €50. This is to ensure there are no issues in the apartment and to maintain a high standard of cleanliness. Please note that, as indicated in the cost summary, a final payment for deep cleaning will be required on the day of your departure. I look forward to meeting you! Utilities such as electricity and gas (where available) are included up to a maximum of 60€ per month. Consumption readings will be taken at check-in and check-out for each reservation.
