The area offers a true city vibe, with public transport within walking distance and the bustling Zuidplein shopping center just a 5-minute walk away. Here you will find a wide variety of shops, large supermarkets, restaurants, and a major metro and bus station. Thanks to the excellent accessibility, all colleges and Erasmus University are easily reachable. The room is located on the first floor at the front of the property and is approximately 20 m2. It is luxuriously and homely furnished, featuring a comfortable box spring, a table with two chairs, a cozy sofa, and a wardrobe. Large windows at the front provide plenty of natural light and offer a lively view over Pleinweg. Please note this room is exclusively available for international students or expats and is suitable for one occupant. The minimum rental period is 7 months up to a maximum of 11 months. Financial overview: Rent excludes advance payments for gas, water, electricity, and municipal taxes (€120 p.m.) and internet (€10 p.m.) Monthly service costs: €39.50 One-time costs (before move-in / key handover): Linen package (towels, bed sheets, mattress protector): €129 Professional cleaning: €175 Security deposit: 2 months’ rent Mandatory liability & contents insurance (approx. €10/month, to be arranged by the tenant) Important – Temporary Rental & Disclaimer: - The room is suitable for one occupant only - Registration with the municipality (BRP) is possible - This rental qualifies as a temporary lease by its nature for a short duration, in accordance with Article 7:232 paragraph 2 of the Dutch Civil Code - The tenancy agreement is concluded for a fixed, pre-determined rental period - The agreement automatically terminates upon expiry of the agreed rental term - Early termination of the agreement is not permitted - No rights to rent protection or extension apply
