Spacious and bright 140 sqm apartment located in the historic center. The property offers a magnificent terrace and a balcony, as well as three bedrooms, an eat-in kitchen, a double living room, and two bathrooms. Guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns. The apartment is located on the 3rd floor (with elevator) of one of the elegant porticoed buildings of Via San Felice: we are a short distance from Piazza Maggiore and the many monuments that characterize the city. As soon as you enter the apartment, the parquet flooring stands out, extending along the entire hallway to the living room, with its large windows flooding the living area with light. The warm and welcoming atmosphere remains quiet because the windows face the back of the building, where there are no roads, making it the ideal place to unwind after a day exploring the city. Heating is centralized, while air conditioning is offered with a split in each bedroom and in the living room. Crossing the threshold, you find yourself in a small antechamber equipped with a movable partition that conceals a walk-in closet. The corridor leads to the living room, where a large dining table for eight takes pride of place. Next to it, there is a comfortable sofa bed with a chaise longue, which opens to become a double bed (140 x 200 cm). A 32" Smart TV allows you to use your Netflix or Prime accounts and watch your favorite shows. The main living room offers access to the balcony, which extends the entire length of the living area, and the large terrace, which is undoubtedly one of the main attractions of this splendid property. The eat-in kitchen is furnished with a breakfast table for two. The custom-made cabinets in shades of gray house a dishwasher, a tall refrigerator, and an oven.The kitchen is fully equipped, including a gas stove, a toaster, an electric kettle and a Nespresso coffee machine. The bedrooms all open onto the corridor. The spacious master bedroom features a double bed (160 x 200 cm) and spacious wardrobes for storing your belongings. It also has an en-suite bathroom, complete with a large custom shower and parquet flooring. The guest bedroom features two single beds (80 x 200 cm), a double-door wardrobe, and a desk strategically placed opposite the window. The third bedroom also features a single bed (80 x 200 cm), a double-door wardrobe, and a desk for studying or working from home. The property's amenities are completed by a large bathroom featuring a segment-shaped shower, accented by vibrant red tiles. The property also includes a storage room, housing the washing machine and useful for storing cleaning supplies. This is an extremely pleasant apartment for both long and short stays, thanks to its complete amenities and unique features. This tax is applied only on the first 5 nights. The rental price includes the initial and the final cleaning, the rent, Italian taxes (television and garbage), WiFi internet and bills (electricity, gas and water). Regarding the bills, a forfait of € 120 is included per month. Only if you exceed this forfait, you would have to pay the difference. No refunds will be due if the total bill is less than the monthly forfait. If your stay includes some days of the subsequent month, the forfait for the bills will be calculated pro rata. Area: The apartment is located in the heart of Bologna's historic center, in the area surrounding Piazza Maggiore (Basilica of San Petronio - one of the most important churches in the world -, Palazzo D'Accursio, the Morandi Museum, Palazzo Re Enzo, and the Civic Museum), Piazza Nettuno with its beautiful Gianbologna fountain and the former Sala Borsa, home to a large multimedia information library, and the Two Towers dating back to 1100. It's the true heart of the city, surrounded by a myriad of quaint streets lined with pubs, trendy bars, and traditional and historic shops. A visit to the renovated Herb Market is a must, where you can not only shop for groceries but also sit down at one of the many restaurants and sample local specialties. A short distance from the apartment is Via del Pratello, a meeting point for the city's young people, while a stone's throw away you can enjoy a stroll along the renovated Via Riva di Reno, with its open-air canal, the 11 Settembre park, the Cineteca film library, and the Saturday morning farmers' market. Public transportation: In Via Riva Reno and Via San Felice (adjacent to the apartment) there are several bus and tram stops that take you directly to the Exhibition center, the train station, and the city's major hospitals. Parking: The property is located within the limited traffic zone (ZTL). The nearest private garage is at Piazza Galileo 5, where you can gain access to the ZTL. Alternatively, you can park at the APCOA Riva Reno garage, just outside the ZTL, for €22 per day, or €165 for a monthly pass. Information on driving in Bologna city center: For stays lasting several months (3 months or more), it is possible to request a permit to enter the historic center. For guests staying for a short period, the City allows vehicle entry into the city center only for 3 non-consecutive days or 4 consecutive days during each calendar month. Pets: Pets are allowed (€ 20+VAT per night, limited to the first 5 nights).
